Development Intern – Fall 2025

Location: St. Paul, MN

Schedule: 10-16 hours/week | September – December 2025

Compensation: $20-22/hour

About the Role

We’re seeking a Development Intern for Fall 2025 to support active and pipeline affordable housing projects. Based in St. Paul with a flexible, part-time schedule, this role offers hands-on experience across the full development cycle - from concept, due diligence, and design to entitlements, financing, construction, and start-up operations. The intern will assist with site research, early underwriting, funding applications, compliance tracking, and construction documentation. Tasks may also include preparing draw packages, maintaining digital project files, and attending partner meetings, including on-site meetings in Woodbury as availability allows. This is a great opportunity for someone interested in how affordable housing projects move from vision to reality.

Responsibilities

  • Assist with site due diligence and research (e.g., zoning, permitting, market comps).
  • Support site underwriting and initial feasibility.
  • Help prepare and submit construction draw packages to lenders.
  • Support grant and funding applications (e.g., gather exhibits, review requirements).
  • Take notes and follow up on tasks from partner meetings.
  • Attend weekly owner-architect-contractor (OAC) meetings on-site in Woodbury, MN (schedule permitting).
  • Organize and maintain digital project folders and documentation.
  • Other tasks as assigned that align with the intern’s skills and interests.

Qualifications

  • Undergraduate or graduate student in real estate, finance, urban planning, economics, construction management, or a related field.
  • Interest in real estate development and affordable housing.
  • Familiarity with real estate proforma modeling.
  • Strong analytical, organizational, and communication skills
  • Team player with a strong work ethic and positive attitude
  • Self-motivated, curious, and comfortable juggling multiple priorities and taking initiative. 
  • Proficient in Microsoft Office Suite.
  • Knowledge of affordable housing programs (e.g., LIHTC, tax-exempt bonds) is a plus, but not required.
